Landlord gas safety certificates

If you let a property with gas appliances, the law says they must be checked every year by a Gas Safe registered engineer. We do the check, give you the record, and can service the boiler on the same visit.

What the law asks of landlords

  • A gas safety check on every gas appliance and flue every 12 months
  • A copy of the record to existing tenants within 28 days of the check
  • A copy to new tenants before they move in
  • Records kept for at least two years

The record is often called a CP12, after the old form's name. Gas safety checks are separate from the yearly boiler service, although we can do both on one visit.

What we check

Each gas appliance (boiler, hob, gas fire) for safe working, the flues and ventilation, gas pressures, and a tightness test on the pipework. If something isn't safe, we'll explain what has to happen and give you a price to put it right.

Where we work

We work from two bases: Abbey Wood, for south-east London and the edge of north-west Kent, and Sheerness, for the Isle of Sheppey and Sittingbourne. Whichever of us is nearer takes your job.

Yes. Give us your tenant's details and we'll arrange a time with them directly, then send the record to you.

Do you look after several properties?

Yes. Tell us how many and where, and when each certificate is due.
